What is a Data Center?

A data center is a high-tech facility that houses IT infrastructure such as computer servers and processors for building, running, and delivering software applications and services.  It also stores and manages business-critical data and applications.  

Data Center Uses Include: 

The “Cloud,” Facebook, Instagram, Family Photographs, Netflix, HBO Max, Apple TV, Amazon, Zoom, Microsoft, Uber, Health Records, Online Banking, File Storage & Disaster Recovery, Credit Card Transactions, Big Data Analytics, Software Testing & Development, Machine Learning and AI.

Modern society runs on data centers, including Perry, Ohio!

Project Overview

Status of Project

  • Site investigation is completed. The target closing of the purchase transaction is the 3rd quarter of 2026
  • The land purchase price is in excess of $12 million
  • Ground-breaking is planned in the 2nd quarter of 2027
  • Zoned to allow for data centers with stringent safeguards to protect residents and the community and ensure high quality development

Job Creation

  • Approximately 200 direct high-quality jobs
  • Salary & benefits range from ±$50,000 to $175,000
  • Approximately 600-800 indirect jobs (±4:1)

Project Timeline

  • Approximately 5 years to full build-out

Data Centers are a Low Impact Use but a Huge Economic Driver

Data Centers do NOT:

  • Create much vehicular or truck traffic
  • Impact local schools or parks
  • Impact police, fire or emergency services

Data Centers do:

  • Create significant positive economic impacts for local jurisdictions
  • Provide high-quality jobs (IT operations, mechanical & electrical engineers, systems experts, facility management, etc.)
  • Provide high-quality construction jobs
  • Enhance modern living through technology

Development Process

Process added new protections for residents

Creation of a Site Plan Approval process, that includes:

  • Boundary, topography, stormwater management, building placement, parking plan, setbacks, berms and buffers
  • Lighting plan, including a required photometric study
  • Signage
  • Fencing and/or walls for buffering and visual attenuation

Creation of a Landscape Plan Approval process, that includes: 

  • Planting plan: species, size and location
  • Minimum tree heights
  • Screening plan and locations

Development Standards

Comprehensive & Stringent New Development Standards include:

  • Setbacks, height, open space, parking
  • Screening and buffers
  • Special treatment for sensitive edge conditions (homes, library, athletic fields)
  • Landscape requirements
  • Lighting requirements – “dark sky” compliant to minimize light pollution
  • Maximum noise standards
  • Vibration standards
  • Nuisance conditions
